    Located at the heart of Birmingham City University, we specialise in professional property management with a different ethos to normal high street letting agencies. As a not-for-profit charity our core values are not profit driven, meaning that both our landlords and student tenants receive a transparent and honest service where the focus is on your needs rather than commercial gain. This, coupled with the fact that we are the only letting agency fully supported by Birmingham City University, means that we are the first people that BCU students turn to when searching for their next home.

    Our letting agency is not exclusively dedicated to BCU students as we also assist University of Birmingham, University College Birmingham and Aston University students. This is because it is our belief that all students living within Birmingham should expect a high level of service, choice, safety and value for money.

    We provide student accommodation in larger blocks as well as residential private housing. Whatever the student is looking for, we will have an option for them. Which is why they come to our office first before searching with other accommodation providers.

    So if you, the landlord, are looking for ways to reach BCU students, you cannot get closer to them other than through the Students’ Union’s letting agency for BCU students. Our extremely professional property management services are at your disposal.

Our Fees

We believe in a partnership forming between you and the Students’ Union and for that reason we will offer a bespoke service to suit your requirements. However the following services will give you the most popular types of service.

  • Advertise Only

    The ‘advertise only’ service is a pre-paid cost which gives you the opportunity to advertise your properties on our website.

    To advertise with both Birmingham City Student Homes and UCB Guild lettings simply multiply the above fees by x1.3 and your properties will appear on both websites.

  • Fully Managed Service

    Our Fully Managed Service will include marketing, accompanied viewings, all paperwork, tenancy agreements, right-to-rent checks, guarantors (where available) and an inventory can be carried out for an additional fee. Once the students have moved in we will collect the rent and pay you the net balance after our fees and any other costs have been deducted.

    We have a dedicated Accounts Team who have a robust rent collection process in place with an enviable record for 2017/18 of only 0.47% uncollected rent. Which, when compared to the national average for the letting industry, is remarkably good. All maintenance queries are promptly dealt with and tenaciously followed through. We use local qualified and competitive contractors, however we are happy to work with your own preferred contractors if you wish.

    Fully Managed Service has an initial set up fee of 60% including VAT of the advertised monthly rent (minimum £420 including VAT), plus 12% including VAT of the rents collected on your behalf.

    For example, if the advertised rent is £1,000 per month, we would charge an initial £600 including VAT as a one-off initial set-up fee and our management fee would be £120 including VAT for every £1,000 of rent collected on behalf of the landlord. For larger HMO properties a lower set up fee is negotiable.

    Birmingham City Student Homes operates a Client Money Protection (CMP) scheme.

  • Let Only Service

    Our Let Only Service will include marketing, accompanied viewings, all paperwork, tenancy agreements, right-to-rent checks, guarantors (where available) and an inventory can be carried out for an additional fee.

    The Let Only Service fee is 60% including VAT of the advertised month rent. We can also conduct the inventory for you for an additional charge of £66 including VAT. For example, if the advertised rent is £1,000 per month we will charge £600 including VAT.

    For larger HMO properties a lower set up fee is negotiable.

    Birmingham City Student Homes operates a Client Money Protection (CMP) scheme.

  • Large Accommodation Providers

    Pricing per block for larger student accommodation.

    Accommodation providers of large blocks have the opportunity to book a ‘package deal’ by placing the advertisement with both Birmingham City Student Homes AND UCB Guild Lettings websites (please see UCB Guild). For the advert to appear on both websites the above prices are to be multiplied by x1.3.

  • Lettings Agents

    Approved letting agents may advertise on our website.

    Option 1: For small numbers of properties please refer to the ‘Advertise Only’ rates as above.

    Option 2: For more flexibility letting agents can advertise up to 36 properties at any one time and have the flexibility to replace properties once they become let. Price £450 inc VAT.

    Option 3: To advertise with both Birmingham City Student Homes AND UCB Guild lettings the above 2 options are multiplied by x1.3 and your properties will appear on both websites.
